How a MouldSurveyPro Survey Works

From First Call to Report in Your Inbox

Four steps. No surprises. Clear answers at the end of it.

Every MouldSurveyPro survey follows the same process — because consistency is what makes our findings reliable. Here's exactly what happens when you instruct us.

OUR PROCESS

The Four Steps

Every survey follows the same four-stage process. Here is what happens at each stage — and what it means for you.
01

OBSERVE

We arrive and look carefully at everything.

Our surveyor attends the property and carries out a methodical inspection before drawing any conclusions. We look at the whole picture — exterior, roof, guttering, window reveals, walls, ventilation, heating, and affected areas inside. Everything is documented — written notes and photographs, room by room.

WHAT THIS MEANS FOR YOU

02

MEASURE

We take the readings that matter.

Using calibrated instruments, we record temperature, surface temperature, relative humidity, and dewpoint across all affected areas and throughout the property. Every reading is logged, time-stamped, and referenced to its location. This is where the science happens.

03

INTERPRET

The data tells us what's causing the problem.

With all measurements recorded, we apply building physics calculations — vapour pressure, dewpoint analysis, surface relative humidity thresholds — to establish the cause. Each affected area receives a cause code: condensation, thermal bridging, penetrating damp, ground-level moisture ingress, or a combination.

WHAT THIS MEANS FOR YOU

04

REPORT

Everything you need, in your inbox — same day.

Your report pack is produced and delivered, typically the same working day. Structured for the full range of uses — technical enough for legal proceedings, clear enough for a tenant to understand. Every finding is referenced back to the measurements. Every recommendation is costed.

WHAT THIS MEANS FOR YOU

OUR EQUIPMENT

The Instruments We Use

Every instrument has a specific job. Together they give us the full picture — ambient conditions, surface temperatures, and room-by-room humidity — before we draw any conclusions.

Temtop M2000 Air Quality Monitor

MEASURES

Indoor air temp · Relative humidity · CO₂

WHY IT MATTERS

Establishes ambient moisture conditions — the starting point for all dewpoint calculations

Laser Infrared Thermometer

MEASURES

Surface temperature at any point

WHY IT MATTERS

Identifies cold spots where condensation forms — essential for surface RH calculations

Calibrated Digital Hygrometer

MEASURES

Room-by-room relative humidity

WHY IT MATTERS

Cross-references the main monitor and captures localised humidity variations
Where moisture meters can indicate that moisture is present, our building physics calculations establish why — and where it came from. That distinction is what makes the diagnosis

WHAT YOU RECEIVE

Your Report Pack

One instruction. One visit. One report pack — containing everything you need.

SIX DOCUMENTS

Everything in one place. Delivered the same day.

Every document in the pack is referenced back to the same measurements. Nothing is added for effect — and nothing relevant is left out. Structured for the full range of uses: technical enough for legal proceedings, clear enough for a tenant to understand.
The same report pack is used by housing officers and tenants, landlords and their solicitors, claimant firms and defendant firms.
01

Technical Report

Full investigation record — methodology, all measurement data, cause codes, photographic evidence, executive summary. Primary document for professional, legal, or housing use.
02

Action Plan

Clear split of what can be done now and what requires landlord action. Personalised to the property. In plain English.
03

Tenant Guide

Plain-English summary for the occupant — what was found, what it means, what happens next.
04

Landlord Letter

Formal documentation of property condition at time of survey.
05

Schedule of Works

Costed remediation recommendations — ready for contractor quotes or maintenance teams.
06

Scott Schedule

Available on request for cases proceeding to legal claim.

THE TIMELINE

How Long Does It Take?

From your first contact to a complete report in your inbox — most surveys are done and delivered within a single working day.
01

FIRST CONTACT

YOU INSTRUCT

One call or email is all it takes.

We confirm within one working day and agree a survey date that works for you.
02

SURVEY DAY

WE ATTEND

One to two hours on site.

Our surveyor carries out the full inspection. We'll advise in advance if more time is likely to be needed.
03

SAME DAY

REPORT DELIVERED

Full report pack by email.

Delivered the same working day in most cases — everything you need, ready to use immediately.
04

AFTER THAT

QUESTIONS?

We're available.

If the case develops, additional documentation can be discussed. We don't disappear after delivery.

QUICK QUESTIONS

Frequently Asked Questions

Common questions about how our surveys work, what to expect, and what happens next.

Do I need to be present during the survey?

For tenant-occupied properties, the tenant or a responsible adult must be present. Landlords and housing officers don't need to attend — though they're welcome.

What if the property is vacant?

Vacant properties can be surveyed — we just need confirmed access. Readings from vacant properties are noted as such, as occupancy conditions affect some calculations.

What if I need the report urgently?

Same-day delivery is our standard. If you need the report within a specific window, tell us when you instruct and we'll confirm whether we can meet it.

Do you cover my area?

We currently cover West Sussex, East Sussex, and Surrey. Contact us if you're outside that area — our network is growing.

COLLABORATIVE CLOSER

The same process. The same standard. For everyone.

Whether you are a housing officer with an Awaab's Law deadline, a landlord with a tenant complaint, a solicitor building a case, or a tenant who has been living with mould for too long — the survey process is identical. The same calibrated instruments. The same building physics calculations. The same report standard.
That consistency is the point. It means our findings can be trusted by all parties — because the methodology doesn't change depending on who asked the question.
